This adaptive reuse of an 1890 Queen Anne in downtown Newport will utilize the character of the original building, while changing use of the building from an apartment to a bed and breakfast. Heritage Restoration, Inc. completed the interior rough framing, exterior alterations, including: slate repairs and reinstallation, gutters and downspouts, window restorations, new Pella Window locations and installations, clapboard and shingle application and repairs, as well as all miscellaneous exterior detailing.

This 1890 Queen Anne is part of the Broadway Ave. revitalization ongoing in Providence. The project was partially supported by the Providence Preservation Society's Revolving Fund, where they provided the specs and supervision for the project. The intent was to reintroduce the design elements removed from the exterior during a previous remuddling project of applied shingles over the original exterior fabric. HRI rebuilt an entire belt course, balustrades and porch, repaired and replaced shingles and clapboards, restored some sash and basically prepared the building for a new paint job.
Greek Revival

This private home has been carefully restored over the years, while Heritage Restoration, Inc. is completing a systematic restoration of plaster ceilings, floors, painting and a bathroom. Many original items are being reintroduced, while other salvaged elements are being installed.

Fort Adams State Park is becoming one of the best historical attractions in Newport, displaying the various stages of development of the fort since 1820. Heritage Restoration constructed a modern viewing platform at the southwest overlook, so visitors can get the full effect of the massive scale and power of the fort.

This 1820 Federal building had suffered from poor consideration to the original flashing and roofing systems, as well as a poorly applied balustrade around the roof perimeter. HRI was contracted to repair the monitor roof wooden flashing, repair rotted rafters, reconstruct the original balustrade and reroof the entire building.
Lexington English Timber Frame Repairs
Location: Lexington, MA
Date Completed: March 2002
The project started as repairs to about 30 feet of sill and the bottom of two posts. Upon exposing the frame, the original 16 foot gunstock posts, a 12 inch by 8 inch girt, downbraces and sills required replacement in kind. The original framing dynamic was reintroduced, and the building can stand for another 200 years. HRI also reproduced all of the slash cut clapboards, as well as new cornerboards.
Italianate Interior Restoration
Location: Newton, MA
Date Completed: January 2002
This unique Italianate, which started as a Federal period house but was changed in the 1870's, required several rooms to be completed. Original parquet floors were repaired, crown moldings were installed, and a lot of miscellaneous finish work was completed.
Attic Remodeling and Roof
Location: Bristol, RI
Date Completed: January 2002
These repeat customers moved to the attic, where HRI converted the attic to a guest room. New windows(since the older ones were retrofitted wrong) were installed, the rafters were insulated with proper vents(for venting) and batten insulation, and the room was trimmed out in beadboard. The roof and chimney flashings were also completed.
